Menkind Rollout Following Funding

Menkind, the men’s gifts and accessories emporium, have opened successful new permanent stores in Highcross, Leicester (pictured) and Westfield, London, in a new Blass Design created fit out, and now have plans to open a raft of further permanent stores in major cities this year.

Typically Menkind trade from around 1,000 – 1,200 sq ft and are rumoured to have three units currently agreed. Mark Talbot, director of their solely retained agents, Angermann Goddard & Loyd confirmed “We do have plans to open further permanent stores this year. Following the most profitable year in Menkind’s history and a significant cash injection via the Government backed EFG loan scheme we aim to take advantage of a few of the great deals we are being offered, but only where rents have been reduced to sensible and sustainable levels for Menkind. At present we have our pick of quite a few.”

Menkind are rumoured to have agreed deals in Nottingham and Sheffield whilst being in advanced negotiations for sites in Glasgow, Aberdeen and Cardiff amongst others, but Talbot would not be drawn to confirm or deny until deals had exchanged.

Menkind was created by Paul Kraftman in 2001 after the successful sale to venture capitalists of the family owned retail chain Tempo, which he helped to build from a small chain of local stores to a regional multiple turning over £150 million.

The first Menkind opened in The Chimes, Uxbridge in 2002, followed by Lakeside, Thurrock, The Glades, Bromley and Southside, Wandsworth along with more recent stores in Queensgate, Peterborough and then in Leicester and Westfield, London.

Angermann, Goddard & Loyd let Hounslow Units

Angermann, Goddard & Loyd, the property consultants with retail expertise, have let two units totaling 11,500 sq ft in the Blenheim Centre, Hounslow, on behalf of Blenheim Investments 1LP, a joint venture between US based investors Area Property Partners and developer Blenheim Norwest. The Centre is Asset Managed by Asprey Consulting.

Dreams, the leading UK bed specialist, have taken 7,200 sq ft on a new 15 year effective FRI lease. Dreams see The Blenheim Centre as the ideal relocation from their existing unit within Hounslow Town Centre, enabling them to upsize and to refit in line with their latest corporate shopfit. In addition Funky Monkeys, a premier children’s Indoor Activity Centre, have taken 4,250 sq ft also on a 15 year effective FRI lease.

The Blenheim Centre is now 85% let and offers great accommodation within a huge catchment area,” commented Mark Talbot, Angermann, Goddard & Loyd Director. “In trying times these lettings illustrate there is still market activity for good sites.”

The Blenheim Centre is a mixed use centre offering great space in the heart of Hounslow Town Centre, incorporating 120,000 sq ft of retail and leisure accommodation with over 400 residential apartments above. The Centre, situated within five minutes of two underground stations, is anchored by a 70,000 sq ft ASDA and other tenants include The Gym Ltd and Tasty Thai, and has 400 parking spaces.

AGL secures new management instructions

Angermann, Goddard & Loyd (AGL), as part of their ongoing relationship with Oakwood Group and US based Harbor Group International, has secured new property and asset management instructions for the 25,000 sq ft Sainsbury’s Supermarket in Boscombe, Bournemouth and the 10,000 sq ft office building 27 Austin Friars, London EC2. AGL advised Sainsbury’s on the 2007 rent review at Boscombe and is now in negotiations to re-gear the lease.

Angermann, Goddard & Loyd wins instruction for prime site

Angermann, Goddard & Loyd, have been appointed by Deloitte LLP to market the former ILVA store in Gibside Way, Gateshead. Deloitte LLP are acting as Guernsey Administrators to Westar Limited which controls the freehold of the property.

The two storey store has 148,000 sq ft gross internal area (90, 000 sq ft ground floor and 58,000 sq ft first), 301 surface car parking spaces and includes highly specified air conditioning, heating, lighting, escalators, lifts, customer and staff facilities and extensive storage.

ILVA, the Danish furniture retailer which entered the UK in 2005, went into Administration in June 2008. The Gateshead store, which was constructed in 2003 for Marks & Spencer and comprehensively re-fitted in 2005 to an extremely high standard by IVLA, has an open A1 non-food planning consent.

AGL are disposing of the freehold interest with vacant possession. Consideration may also be given to a letting of the whole.
